Meet Mark, Your AI Deal Associate
Mark handles the repetitive outreach work of a search: requesting NDAs, requesting CIMs, and following up with brokers. When an NDA comes back, he flags it so you can review and sign it. He works from your email, in your voice, and shows you every email before it goes out until you tell him otherwise.
What Mark Does
Think of Mark as the deal associate who handles the admin so you can focus on the deals themselves. He covers three jobs:
Request NDAs
Emails the broker (or submits the listing's contact form when there's no email) to ask for the NDA on deals you're interested in.
Request CIMs
Once an NDA is signed, Mark can ask the broker for the CIM and hand it to your CIM analyzer when it arrives.
Follow Up
If a broker goes quiet, Mark sends a polite follow-up on a schedule you set, so a deal never stalls because you forgot to nudge.

Setting Up Mark
Mark sends from your own email account, so the one thing he needs is a connected inbox. Here's the first-run setup.
Open Mark
Go to Mark from your dashboard. The first time, you'll see a short setup wizard.
Connect your email
Authorize your Gmail or Outlook account. This lets Mark send and draft emails as you. Brokers see a normal email from your real address, not from a bot.
Set your preferences
In Settings → Mark you can tune how Mark works (see the next section). Sensible defaults are already in place, so you can start right away and adjust later.
Mark's Settings
Everything below lives under Settings → Mark:
- Auto-send emails: Off by default. When off, Mark drafts every email and waits for you to approve it. Turn it on to let Mark send without a review step.
- Auto-request CIM after NDA signed: When on, Mark asks the broker for the CIM as soon as an NDA is signed, so you don't have to send a second request yourself.
- Pause automation on manual reply: When on, if you email the broker directly, Mark steps back and pauses his follow-ups for that deal so you don't step on each other.
- Follow-up timing and max follow-ups: Choose how many business days Mark waits before nudging, and how many follow-ups he'll send before he hands the deal back to you. Set max follow-ups to 0 to turn follow-ups off entirely.
- Signature and outreach details: Set the signature Mark uses, and choose whether to include your About Me in outreach emails.
- Email templates: Mark's NDA request, follow-up, and CIM request emails are all editable. Customize the wording once and Mark reuses it.
- NDA Auto-Fill: Save your name, title, company, and contact details once. Mark pre-fills these into NDA fields when it's time to sign.
The Draft-Approval Workflow
By default, Mark never sends anything without your sign-off. Every email starts as a draft you can read, edit, and approve.
1. Mark drafts
Mark writes the email and puts it in your Drafts Awaiting Approval list on the Mark page. The draft also lands in your email account's Drafts folder.
2. You review and edit
Read the full email. Edit the wording if you want, or dismiss it to cancel the outreach for that deal.
3. You approve, Mark sends
Click Approve & Send and the email goes out from your address. You can also just send the draft straight from your own Gmail or Outlook, and Mark picks up that it went out.
Graduating to auto-send
After you've approved a handful of drafts, Mark asks if you'd like him to start sending automatically. You can say yes, or keep reviewing every email. Either way, the setting stays in your control and you can switch it back any time in Settings → Mark. Mark also has a daily send limit, so a single batch can never blast your whole list at once.
When an NDA Comes Back
When a broker sends back an NDA, Mark flags it under NDAs Ready to Sign on the Mark page and notifies you, so signing stays in your hands:
- Open the flagged NDA and review the document. Your saved NDA Auto-Fill details are on hand to speed up any fields you fill in.
- Sign it and send the signed copy back to the broker. Many brokers also send NDAs through their own signing portal — when that happens, Mark surfaces the link so you can sign there.
- Once it's signed, move the deal to the NDA Signed stage and Mark picks back up — if auto-request CIM is on, he asks the broker for the CIM next.
What Mark Will and Won't Do
Mark stays in his lane. He handles outreach admin, and he hands the real decisions back to you.
Mark will
- Request NDAs and CIMs on deals you point him at
- Send polite, scheduled follow-ups
- Answer common broker questions from your saved answers
- Flag returned NDAs so you can review and sign them
- Move deals forward as milestones are hit
Mark won't
- Negotiate price or deal terms
- Commit you to anything or make financial promises
- Decide which deals you should pursue
- Keep emailing a broker who asks to stop
- Send any email you haven't approved, unless you've turned on auto-send
Anytime Mark hits something he shouldn't handle on his own, he parks the deal under Needs Your Attention with a note on what happened and a button to take over.
Watching Status and Activity
The Mark page is your control center. It groups every deal Mark is handling so you always know what needs you and what's in flight:
- NDAs Ready to Sign: NDAs waiting for your signature.
- Drafts Awaiting Approval: emails Mark wrote that need your sign-off.
- Needs Your Attention: anything Mark can't handle alone, like a broker question or a signing portal.
- Mark is Paused: deals where Mark stepped back because you replied directly. Re-engage him when you're ready.
- Mark is On It: everything in progress, like emails sent and awaiting a broker reply.
Click any card to open the full conversation thread. Each deal's activity timeline also records what Mark sent and when, so there's a clear trail on every deal.
Troubleshooting
Mark says my email is disconnected
This happens when your Gmail or Outlook access expires or gets revoked. You'll see a red banner on the Mark page with a Reconnect link. While you're disconnected, Mark pauses pending work instead of failing it. Reconnect and your paused tasks pick back up where they left off.
A draft is stuck and hasn't sent
Drafts only go out when you approve them (or send them yourself from your inbox). Check Drafts Awaiting Approval on the Mark page and click Approve & Send. If you edited or deleted the draft from your email client, Mark will catch up and update the deal's status to match.
Mark hit the daily send limit
Mark caps how many emails go out per day so a big batch can't overwhelm your inbox or a broker. When you hit it, you'll see an amber note on the Mark page. Remaining emails go out the next day automatically.
A deal couldn't be submitted on a broker's site
Some listing sites require a login or block automated forms. When Mark can't submit one, the deal moves to Needs Your Attention with a link to the listing so you can do it in a click, then tell Mark you've handled it.
