    DSCR

    Debt Service Coverage Ratio (DSCR) measures whether a business can cover its debt payments. Higher is better.

    DSCR Formula

    DSCR = SDE (Owner Cash Flow) / Annual Debt Service

    Lenders typically want 1.25x or higher for SBA loans.

    The calculator works out DSCR for you. It doesn't ask for a loan amount or a debt-service figure directly. Instead, you enter the deal and loan structure below, and it derives the SBA loan, the monthly payment, and the DSCR automatically.

    What You Enter

    Two deal inputs drive everything:

    • Asking Price: The business asking price.
    • SDE (Owner Cash Flow): Seller's Discretionary Earnings, the annual cash flow DSCR is measured against.

    Then you set the loan structure:

    • Down Payment %: Your cash in, typically 10 to 15 percent.
    • Seller Note %: The portion the seller finances, with its own rate and term.
    • SBA Rate and Term: Your SBA interest rate, and a term of 7 or 10 years.

    The SBA loan amount is derived for you: asking price minus your down payment and the seller note. You don't enter it directly. There's no NOI input and no guarantee-fee input.

    Default Assumptions

    Defaults are set to typical SBA terms:

    • Down payment: 10 to 15 percent
    • Seller note: A percentage with its own rate and term
    • SBA interest rate: Prime plus about 2.75 percent (currently around 10.5 percent)
    • SBA term: 7 or 10 years

    Saving Your Work

    When you open the calculator from a deal, your inputs auto-save to that deal as you type, so the figures are there next time you come back.

    On the standalone Calculators page you have two buttons:

    • Reset: Clear your inputs back to defaults.
    • Save as Defaults: Store your assumptions (down payment, seller note, SBA rate and term, and more) so they pre-fill on future calculations.

    There's no named "Save Calculation" action and no list of saved calculations.

    Save to Deal

    From the quick calculator in the header you can Save to Deal, which attaches the figures to a deal in your pipeline so its DSCR shows on the deal's detail page. It doesn't create a file in the deal's documents.
