- Three people decide whether you get this business, and each one wants something different.
- The seller wants a fair price, certainty that the deal closes, and to know their business and their people are in good hands.
- The broker wants a closed deal. They are paid by the seller, as a percentage, and only at closing. So they filter hard for buyers who can finish.
- The lender wants to be repaid. They care about cash flow that covers the loan with room to spare, and about you.
- Your job is to be the obvious yes for all three. That is mostly preparation, and you did most of it in Unit 3.
